Choosing the district matters more than choosing the individual flat — it sets your daily commute, lifestyle radius and budget. Here is how the main residential areas compare for international renters.

Tianhe: the default for assignees and professionals

Zhujiang New Town is Guangzhou’s CBD, with Grade-A offices, international hotels, imported supermarkets and English-speaking clinics — and the city’s highest rents. For better value look at Sports Centre, Shipaiqiao, Tianhe Park and Yuancun on Lines 1, 3 and 5, all quick to the old centre and Pazhou. Best for: expat executives, dual-career couples and anyone who wants maximum international convenience.

Yuexiu: historic centre, schools and street life

Yuexiu is the traditional city centre, dense with parks, top schools and major hospitals on Lines 1 and 2, with rents gentler than Zhujiang New Town. Buildings are often older, but well-maintained compounds are plentiful and everything is walkable. Best for: families with children and anyone who prefers a walkable, lived-in neighbourhood.

Haizhu: river views, newer builds, value

Pazhou is the exhibition and tech district with many new compounds; Binjiang Dong, Kecun and Jiangnanxi offer mature street life and great dining. Lines 8 and 3 reach Tianhe in roughly 20–35 minutes. Best for: Pazhou commuters and renters who want newer buildings or river views.

Panyu and University Town: students and budget-first renters

Wanbo and Shiqiao in Panyu offer mature street life at gentle rents; Xiaoguwei University Town is dense with campuses, student residences and newer compounds, reaching Tianhe in 30–45 minutes on Line 4. Rooms are noticeably newer and bigger for the money. Best for: students and first-year arrivals.

Baiyun and Huangpu: space and the eastern tech corridor

Baiyun, at the foot of Baiyun Mountain, offers noticeably more space for the same budget and suits families. Huangpu’s Science City and Knowledge City cluster tech employers in new high-rises, convenient if you work in the east via Lines 6 and 21.
